Water Damage Restoration in East Boca Raton, Downtown & Highland Beach

East of I-95, water damage usually happens in two places: high-rise and mid-rise condos, where a leak on one floor reaches the floors below, and older single-family homes, where the finishes are expensive and the plumbing is often original. Aqua Revive provides water damage restoration across East Boca, Downtown and Highland Beach, set up for building rules, elevator bookings and owners who are often out of state.

What water damage looks like here

  • Condo towers and mid-rises around Mizner Park, Royal Palm Place and along A1A: AC condensate overflows, failed water heaters and supply lines in one unit reaching the units below and the hallway.
  • Older homes east of Federal Highway: original plumbing, cast-iron drains in homes from the 1950s–1970s, and slab leaks.
  • High-end finishes: marble, natural stone and site-finished hardwood, common in waterfront and country-club homes, that need specialty drying rather than tear-out.
  • Renters. In 33432, about 42% of occupied homes are rented (zip-codes.com), many near FAU. That means landlords, tenants and two insurance policies on the same leak.

Tides, storms and flood zones

East Boca sits between the Intracoastal and the ocean, so tidal water matters as much as rain. The city’s own climate vulnerability assessment rates the area around Lake Boca Raton as highly vulnerable to shoreline recession and storm surge (City of Boca Raton). Fall king tides have flooded streets in coastal Boca, including Sweetwater Lane (The Coastal Star). Much of the city is in a Special Flood Hazard Area on FEMA’s maps effective December 20, 2024. Check your address on the City of Boca Raton flood map.

Neighborhoods and buildings we serve

  • East Boca & Downtown (33432): Royal Palm Yacht & Country Club, Boca Raton Riviera, Boca Villas, Camino Gardens, the condo towers around Mizner Park and Royal Palm Place, and the buildings around Lake Boca Raton and the Boca Inlet
  • Central-east and the FAU area (33431): homes and rentals near Florida Atlantic University, and the beach-side strip by Spanish River Park, Red Reef Park and South Beach Park
  • Highland Beach (33487): the small town on A1A between the Atlantic and the Intracoastal, just north of Boca

Highland Beach

Highland Beach is almost all condos and waterfront homes along one road, A1A, with the ocean on one side and the Intracoastal on the other. About 4,150 people live there year-round, and the population roughly doubles to around 8,500 in winter (Florida Flood Coalition). That makes it one of the clearest examples of the “leak found weeks later” problem. Many buildings are towers, such as the three-tower Toscana community with 422 condos (Highland Beach Real Estate). So unit-to-unit leaks, association approvals and elevator logistics are part of almost every job.

Building rules and access

Most East Boca and Highland Beach buildings require approval before contractors arrive. We send the certificate of insurance, book the service elevator, protect hallways and lobbies, and work within the building’s hours. For owners who are away, we coordinate entry with the manager, concierge or your home-watch company, and send photos and a video walk-through from the first visit.

East Boca & Highland Beach FAQs

Who pays when water comes from the condo above me?

Under Florida Statute 718.111(11), the association generally covers the building as originally installed, and you cover your unit’s finishes and belongings. The owner whose unit caused the damage can be responsible for what the association’s policy doesn’t cover. Your declaration can change the details.

My building needs approval before you can start. How long does that take?

It varies by building. We send the manager our certificate of insurance and scope right away, and emergency water removal is usually allowed straight away to protect the building. Non-urgent repair work follows the building’s normal approval process.

Can you dry marble or stone floors without removing them?

Often. Water usually sits in the grout and the setting bed beneath stone. With moisture readings and targeted drying we can frequently dry it in place. Stone that has cracked, loosened or stained may need replacing; we check before deciding.

I live in Highland Beach part of the year. Can you handle a leak while I’m away?

Yes. We work through your building manager or home-watch company, send photos and a video walk-through, and keep a full file for your insurer and the association.

Do king tides cause water damage inside homes?

Mostly they flood streets, seawalls, garages and ground-level areas along the Intracoastal. When tide water does get inside, it’s outside floodwater, handled as Category 3 and usually a flood-insurance matter rather than a homeowners claim.
